I recently came across an awesome website for information in regards to real estate in Atlanta, this is a great website to keep up to date with new projects and developments in the Atlanta area.  It is not all about Lofts(that's why I have this blog going), but the webmaster posts info on condos, home sales and anything relevant to real estate in Atlanta.   Mr. Long(the webmaster) has really gone the extra mile to provide great information to the general public without asking anything in return.  Websites that provide valuable information like this one, needs to be recognized because of the amount of effort that they put into it.  I read his posts every day and usually will find out something that I didn't know about, so if you are in the market to buy a house, condo, or loft and want to know about all the happenings, check out www.newstome.info .  Great Site, Great Information!!! - Nesa Kleinheksel

The first floor units at Ponce Springs Lofts(new construction) are designated live/work spaces.  Owners have the ability to live and run a business out of them.  These units are open to the courtyard and allow for clients to easily access your place.  There is also retail and restaurant space located in the building as well, so you will have constant pedestrian traffic.

The live/work units are 2 stories, approximately 1200 sq. ft. and range from $260,000 - $290,000. 

Also, Ponce Springs Lofts have a property tax abatement until 2010 which means you will not have any property taxes for a few years.

I have just heard that Lofts at The Belvedere has a few remaining 1 bedrooms available and the developer wants to get rid of them.   They have lowered the prices several times but they are currently priced from $170,000 - $200,000.

I know that if you are able to close by the end of December, I would almost bet that they will either take a good chunk off the purchase price or pay all your closing costs and throw in the fridge and washer/dryer but that is if you can close within 3 weeks, which is possible!  Anyone interested, please give me a call and we can go down and take a look at the remaining units. - Nesa Kleinheksel - 404-579-9307

I came across a few really good loft deals and all of them are in Buckhead!  First at Mathieson Exchange there is 1000 sq. ft one bedroom with a huge balcony going for $219,000.  It really is nice a layout and is very spacious.  Most one bedrooms at Mathieson are going for more than $240,000.  This is an incredible good deal!

The other unit is a 2 bedroom at Buckhead Village lofts, this unit is almost 1100 sq. ft and it has a ton of upgrades.  This one is priced at $259,900.  Again, most two bedrooms at Buckhead Village are about $280,000 and above.  There is also a foreclosed 2 bedroom available at $267,900 which is over 1200 sq. ft.   Another good deal!

Hello All! - Sorry it has been awhile since I have posted in the blog, it has been a crazy past month, lofts are sellling quite well right now even with the holidays going on!

There are two new loft developments that should be finished by March/April of next year.   First is Ponce Springs lofts on Glen Iris.   This is another project from Miller-Gallman who consistently build quality lofts in Atlanta - this should be another!  Ponce Springs lofts are going to be Soft Lofts and they are very affordable.  Pricing is going to start $150,000 - $279,000 and sq. ft is from 869 to 1340 sq. ft.  They do have one and two stories lofts available.  They are preselling these now, so if you want to get a good deal, the time is now to buy because I would almost bet that after the new year prices will shoot up.   Miller-Gallman has done other projects like Glen Iris and Swift and Co so they do good work.  Pricing is very comparable to Block lofts but the construction is much better.  I am not a huge fan of Block lofts because they did a timber frame whereas Ponce Springs lofts is doing concrete, which means Ponce Springs is going to be soundproof! I absolutely love Miller-Gallman, they are very reputable and are just good people!

By the way - Miller Gallman also owns A & P lofts on Memorial, which are loft rentals, but they are converting them to purchases in 2006.  I will update the blog throughout the next year in regards to those.

The other new loft building is the Ezell Lofts on Memorial Drive, which is walking distance to the new Glenwood Park subdivision going up, which means you can walk to restaurants and shops.  I do not know this developer at all, so I don't know how construction is going to be.  The closer they get to completion I will be able to determine the quality.  I do know that they are all going to be 2 bedrooms starting at $250,000 - $373,000 and sq. ft is from 869 - 1345 sq. ft.  Pricing seems a bit high for that area right now, but they might be bargaining on the success of Glenwood Park.  They are also preselling these now so you can get a good 5 -10% reduction on price.
