A new listing just came on the market at one of my favorite loft buildings in Atlanta. The Locust Lofts in Decatur is small community consisting of only 13 units. Personally, I love small communities!! This loft is pretty unique because it is 3 stories and it has a garage door that opens from the living room to the deck, which is really hard to find. There is also lots of green space in between the 2 buildings which is perfect for those of you that have pets!! Each unit has their own driveway which can fit 2 cars. This is a 2 bedroom, 2 bath loft with high ceilings, a beautiful master bath, and a ton of space, plus it is only a mile to the Square in Decatur!! It is currently on the market for $279,900. That is a really good deal!! Trust me, this is a cool place and a good deal. Plus, it is so rare to find a cool small loft community in Atlanta. I look every day to see what new lofts come on the market in the Atlanta area and came across a foreclosed loft that is unbelievably cheap. I sold the exact same unit next to it a couple of years ago for $40k more. This is a 2 bedroom / 2 bath loft plus it has a huge mezzanine level that could be used for a 3rd bedroom, additional living room or office space. The sq. ft on it is just over 1700 sq. ft. It is currently on the market for less than $240,000. The big drawback is the monthly HOA fees are at $385 per month. That's a Bummer...however I do not know of any other lofts that have this amount of sq. ft. for this cheap in the Atlanta area... This building is really nice and the units tend to sell pretty quickly and the location is decent as well. I haven't been inside the unit as of yet so it could be a huge mess but since the building was constructed only a couple of years ago there couldn't be too much wrong with the place except maybe cosmetic stuff. I will probably swing by there on Sat. to check it out and will post more info about it. In the meantime, if you want more information just email me at nesa@theloftstop.com . I came across an interesting loft project in East Atlanta recently which is a modern style loft/townhome that is zoned residential and commercial. The floorplan offers on the bottom floor a 1 car garage and a 500 sq. ft office space. Up on the second floor is an open space consisting of the kitchen and living room and on the 3rd floor is the 2 bedrooms with a balcony. They have floor to ceiling windows, polished concrete floors and bamboo floors. They also have additional deeded parking spot other than the 1 car garage if you have 2 cars. This loft project is ideal for someone that needs a small office space that is open to the public or if you want to use the whole thing for office space that could work as well. It seems that every day there's a media scare regarding the real estate market. Is it justified? Somewhat. The market is definitely going through some changes, but that could mean opportunity for you. I work with both buyers and sellers and from where I am sitting, it has most certainly been a Buyer's Market. At some point this will shift, but for now the buyers have the advantage of getting more off the price of a home than they have in past years. Since every situation is different, that doesn't mean that ALL sellers are willing to reduce their price, but the odds are definitely in your favor as a buyer. So, it seems like everyone wants to be within walking distance to shops and restaurants but with Midtown being so pricey where is the next place to go??? The answer is Decatur. For those who are unfamiliar with Decatur, it is still located inside the perimeter(285), about 9 miles East of Downtown. Total drive time from Downtown to Decatur would be around 15 minutes. Within just the last couple of years Decatur has become one of the most walkable areas to live in. There are a plethora of restaurants to go to including Watershed (owned by one of the Indigo Girls), Cafe Lily(Mediterranean Cuisine) and plenty more. One of favorite hang outs is Eddies Attic which you can hear Atlanta's local musicians. Years ago I would go see Jennifer Nettles when she was part of Soul Miners Daughter. Good times! Within the last couple of years new condo and loft buildings have popped up including 335 West Ponce Lofts, The Artisan and Decatur Renaissance. All 3 of these communities are located on the main drag of Decatur so you can walk to everything from these buildings. 335 West Ponce Lofts are modern lofts with cement floors, high ceilings and floor to ceiling windows. All of the units have either a balcony or terrace and there is garage parking. The community does have a fitness center and swimming pool. Prices range from $200,000 to $800,000. If you are looking for something a bit more unique than the traditional condo 335 West Ponce is the place to look! The Artisan is also a brand new building and they just started on the 2nd phase. More of your traditional style condo with hardwood floors.The Artisan is pretty popular for buyers who are looking for a 3 bedroom option which is pretty hard to find in a condo or loft building. The Artisan is a much larger development than 335 West Ponce but if you like more traditional than this building shall suit! The community also has a fitness center and swimming pool. Prices range from $220,000 and up. The 3 bedrooms are going for $469,000 and up. Decatur Renaissance is also a newer condo building. For 1st time home buyers this is a good option because they are more affordable. Prices start from $160,000 and up. Again, these are more of your traditional style condo but not a bad option. Obviously since I am a loft specialist I am more impartial to 335 West Ponce since they are lofts. The links below contain additional info and pics of available units! An alternative to a "true" or even a "soft" loft is a lofty townhome. I am familiar with 2 communities in Atlanta that fall into this category. The first is MWest located in Midtown West, which is just west of Atlantic Station. MWest was built just over 2 years ago however they are now just completing the 2nd phase. The exterior of these units are definitely hard to miss. I am not a big fan of pastel colors but I guess alot of people are because Mwest is one of the more desirable communities in Atlanta. The most attractive features of Mwest is the amount of space for the $$. PLUS, they all come with 2 car garages AND they all have private BACKYARDS! Perfect for pets! Some of the larger units have private rooftop deck with nice views of downtown Atlanta. Mwest is also a fee simple community which means you have LOW MONTHLY HOA FEES. The community also has a fitness center, swimming pool and a dog park. I have sold a couple of units at MWEST and so far my clients really enjoy living there. If you want to see what is currently for sale at Mwest, just click on the link below! The next "lofty" townhome community is Fernwood Park located in Brookhaven. These are considered more luxury townhomes and most resales start at a price of $400,000 and up. This is really a nice community and just like Mwest they all have 2 car garages and private backyards. Fernwood Park also offers 3 and 4 bedroom options as well. They also have a lovely park in the middle of the community which most of the townhomes view from the backyard. It really surprises me that will all the new hi-rise buildings going up in Atlanta none of them are being built as luxury lofts. Since there are not that many loft buildings in the Midtown and Buckhead areas you would think a developer would build something different than the same ol condo building. I do believe there actually would be a good demand for it right now even though the loft/condo market is pretty slow right now. Perhaps the construction costs would be too high at this point to build a luxury loft building. In my opinion there are really only 2 buildings that are considered luxury lofts and both are in Buckhead!! Buckhead Village Lofts and Mathieson Exchange lofts were actually built by the same developer so they are very similiar to one another. They both have a swimming pool, fitness center, garage parking and 24 Hour Concierge. The amenities at Mathieson Exchange are definitely nicer than what Buckhead Village has to offer. They are both located near the intersection where Peachtree Road and Roswell Road comes together, so it is terrific location escpecially now when they are going to be tearing down all the bars and putting up hi-end retail. The top floor units at Mathieson Exchange have terrific panoramic views of Atlanta and their rooftop terrace is to die for. What I really like about both of these buildings is that even though they are only 7 years old, the developer put in exposed brick, high ceilings, open air ducts to make it a "true" loft building. I have sold several units at both of these buildings in the past and they continue to do very well since they are the only luxury loft buildings in Atlanta. The Stacks Lofts in Cabbagetown just released their second phase of lofts for sale and I must say they are quite impressive. All of the units are 2 stories with spiral staircases, high ceilings, brand new kitchens and baths, exposed brick, large windows and big spaces! The sq. ft for the 1 bedrooms range from 900 to 1300 sq. ft. The pricing on the 1 bedrooms are from $185,000 to $240,000. Since we get numerous emails about Large Lofts and Live/Work Lofts, I thought I'd share some information about our latest Loft Listing in Castleberry Hill. As of today, there is a 6900 sq. foot building available in Castleberry Hill. It's an awesome space that could be made into a gallery, photgraphy studio or whatever else you want to make it into. It's zoned C5. The space is raw, which is hard to find. It's not so raw, though, that it can't be lived in. It has 2 levels and is a 2 bedroom/ 2.5 bathroom building. No HOA fees! As discussed in my previous posting, I am going to share my thoughts about the different lofts available in Atlanta as I learn about them myself. Although I don't have the knowledge of Nesa, "The Loft Specialist", sometimes a layman's perspective is helpful as well. Around the corner from our newly opened office in Castleberry Hill is a new loft development that has only a few lofts left. For those of you who like the newer, contemporary feel these may be just the loft for you! Frequently when a building has only a few units left, the developer is ready to move on to the next project which means good incentives for you! On the final units they are offering $4000 in closing costs if you use their preferred lender. They are also offering 2 years of HOA fees which is a screaming deal! If you use us (The Loft Stop) as your Buyer's Agent for this purchase, we will also add our own incentive of a $500 gift card to the store of your choice at closing. Remember, our services are completely free to you, so why not have your own representation to protect your interests? A question that I get asked a lot is what neighborhoods are the best for investment. There are a ton of variables that go into answering that question, is it purchasing a condo or loft in the oh so popular neighborhood of Midtown where they are desperately trying to create the "Peachtree Mile" or is it in the smaller neighborhoods that are still in transition. We always hear that "location" is the best way to go, but is it???? Midtown is on the way to becoming a walkable neighborhood but with the amount of newly constructed hi-rise buildings that are so similar to one another it is becoming more difficult to gain that instant equity. Personally, I feel that if you buy in Midtown you better hold onto that property for at least 5 years until the building of new condo hi-rises slow down. Areas such as Cabbagetown, Grant Park, and Castleberry Hill are areas that are growing rapidly and quickly becoming more desirable areas to live in. These areas are small neighborhoods so you don't have to worry about competing with as much new construction as what you would in Midtown. Castleberry Hill is on that verge of becoming a hot spot for restaurants and night life and any time retail enters a neighborhood the people will follow. No Mas Cantina, Wasibi and Slice have quickly turned the neighborhood around and now with several other restaurants opening soon including Noir, OWC Wine bar and several others in the long term will transition the neighborhood into a desirable walkable area. New condo buildings including Castleberry Pointe and Railside Lofts will also offer more opportunities for more restaurants and retail. Both buildings will hopefully be completed in 2008, so the time is right to buy in Castleberry Hill now before the turnover happens. Cabbagetown is another hot little area to get into, although they are a bit more spread out than Castleberry Hill they also have a handful of restaurants that have opened in the last year. Again, it is another area that is in transition but turning quickly. Agave, Carroll St. Cafe and Milltown Arms are just a few of the restaurants located in Cabbagetown.
